Prospective Homeowners
Nestled between Santa Maria and San Luis Obispo, Black Lake Village is located on the beautiful and temperate California Central Coast.  The Village consists of 555 homes built in seven distinct and different developments.  Crown Pointe, The Estates, The Fairways, The Legends, The Oaks, Tourney Hills, and Villaggio all offer varying attributes.  Whether you prefer a large secluded lot, the convenience of a condominium, adults only area, or a tight knit friendly neighborhood, the Village can supply your needs.
 
It also provides the convenience of a 27-hole public golf course around which the Village was built. Black Lake Golf Resort

Our population is mostly made up of retired senior citizens, many of whom have lived here for 20-years or more. Resident activities include golfing (including clubs for men & women), the Nipomo Newcomers Club, plentiful walking, a membership swim club, tennis, a bridge game group, a ladies Bible study, exercise classes, an art group, a bocce ball court, a Community Center for meetings and activities where there is a free lending library.
 
Homeowners new to Black Lake receive a welcome bag. Be sure to look for this as it has lots of helpful information including a Directory loaded with references, listings, and information.
 
You are encouraged to look at the rules and regulations for both the master association and for the sub association you are considering, particularly with respect to parking and animals, and the required approval of any exterior improvements to a home or changes to its landscape.
 
It is important to keep/update information relating to governing documents, especially the annual mailing late in the year. If ever you need to sell your home, the ability to download governing documents from this website, along with those mailings, will result in a substantial cost savings.
